Excellent country house surrounded by unique landscape and connected to nature, located between the city of Porto and the Douro Wine route.

Access is facilitated by main roads, the Régua demarcated region of the Douro Route is just 12 km away, the city of Amarante is 10 km away, and Porto, accessed by the A4, is a 40-minute drive away.

This area includes the Douro Wine Region and the Romanesque tourist routes, with preserved villages and archaeological areas.

Initially intended as a restaurant, the building is composed of a reinforced concrete structure and exterior walls in fine stone granite of the best quality original of the region. The pillars were worked to a fine peak with traditional characteristics. It can easily serve as Local Accommodation or for Rural Tourism.

The exterior doors and windows are in a white thermo-lacquered aluminum profile, with double glazing, which contributes to an adequate thermal comfort, so the building is thermally classified as 'A'.

The roof is finished with 'Lusa' type ceramic tile in natural color.

In the property, there is a power pole with two supports, and two lamps with free electricity supply, by EDP.

There is also a traditional granary and an underground gas tank.

On the outside area, there are springs with plenty of high-quality water, as well as an 80-meter horizontal artesian water hole that supplies the building. No construction or agriculture in the surroundings could possibly degrade it. Even though there are other old buildings inhabited and rural agglomerations relatively close, there is no possibility of new constructions because the PDM doesn’t allow it.

There is a supply network and drinking water that serves the building, and technical installations for the property's water supply and the building's central heating.

The land is suitable for any plantation, with particular relevance for kiwi fruit, blueberry, walnut, chestnut, lemon and orange trees.

There are also two additional houses that make for the perfect local accommodations, as they feature characteristics of preserved and archaeological villages existing in the vicinity of Serra da Aboboreira and Marão, traditional of the region.
